Vancouver’s Fall Market
More choice gives buyers room to compare—and asks sellers to make a convincing case for their home.

More choice changes the conversation.
For buyers, a wider selection makes the differences between homes easier to weigh. For sellers, it raises a practical question: why would someone choose this property over the others?
Greater Vancouver REALTORS® reported 1,717 home sales in September 2026, down 8.4 per cent from a year earlier. There were 16,394 homes listed for sale across the region, 24.3 per cent above the ten-year seasonal average. Apartment sales fell, while detached and attached sales were slightly higher than in September 2025.
That mix matters. A regional slowdown can feel quite different depending on the type of home, its condition, and its location. Before deciding what an asking price means, I would look at the alternatives a buyer has—and the recent sales that show what people have been willing to pay.
Look at what you will live with.
On the Westside, two homes with similar square footage can offer very different daily lives. A garden-level home may have generous outdoor space, while its light, privacy, and moisture management deserve a closer look. An upper home may offer an outlook and a rooftop deck, alongside stairs and a different relationship to the outdoors.
Fall makes some of those differences easier to assess. The light is lower, the garden is less forgiving, and rain gives drainage and covered access a practical importance. Visit with your ordinary week in mind: where you work, how you get around, and which spaces you will use most.
Alongside that fit, review the ownership costs. For a strata property, fees are only the beginning; insurance, maintenance plans, meeting minutes, and potential work all help explain the commitment you are considering.
Give buyers a clear reason to choose.
For sellers, the asking price needs to make sense beside competing listings. Presentation then helps buyers see the qualities that are harder to capture in a comparison chart: the light through the living room, the privacy of a garden, or a floor plan that makes good use of a modest footprint.
The strongest case combines that sense of the home with useful information. Maintenance records, details of improvements, and clear answers about condition give buyers something concrete to work with. Photography should introduce the home accurately and make its best qualities easy to understand.
Bring it back to your own move.
This fall offers a reason to be selective and prepared. If you are buying, take the time to compare the homes that genuinely fit. If you are selling, understand the choices your buyer will be weighing.
I can help you look at the recent sales, current listings, and property details relevant to your next move. That is where the broad market numbers become useful.
